I put out a couple videos recently, and they've been all about Boyds, Maryland and what's there, what's not there, and all that good stuff. And all that good stuff, that good stuff, that good stuff.
So we're going to continue with that theme, and we're going to go to King's Crossing neighborhood.
King's Crossing Neighborhood was established back in the early two thousands. It is a neighborhood that consists of single family detached homes as well as attached homes. Now, those attached homes, they would include townhouses as well as condos. The bedroom ranges over there are going to be between two and six so typically those two bedrooms are going to be the condos and maybe a townhouse, but those six bedroom homes are typically going to be detached single family homes. The bathroom ranges are going to be between two and about five and a half bathrooms. Those six bedroom homes are probably going to have those five to five and a half bathrooms. The square footages are going to be just shy of 1100 square feet, and once again, that's probably going to be those condos, townhouses, those smaller units. The larger single family detached homes are going to go up to just about 7,000 square feet so we're talking about some really big homes over there.
Here's a quick rundown on what the real estate has looked like in the last 12 months. List price ranges have been in the high sevens, so that $789K all the way up to $799K. The closed price ranges have been in that $167,000, which is going to be the condos, and on that lower end, the smaller units, and they've gone for as high as $869,000. Once again, those are some of those larger six bedroom homes with the five to six bathrooms. That leaves us a median sales point of $761,000. It costs quite a bit of money to buy some of these larger homes in Boyds. It is in upper county, Montgomery County, so things are not the cheapest, especially when you start looking at the national averages.
Is there an association fee to pay on a monthly basis? You betcha. When it comes to shopping, you are close to Kingsview Shopping Center, so over there you're going to have grocery store. You're going to have your Starbucks, and then you're also going to have some restaurants and shops and nail salons and stuff like that over there as well, and Anytime Fitness so if you want to catch a workout, all of those good things are right there in Kingsview Shopping Center. So when it comes to walk score in Kings Crossing Neighborhood, it's not the greatest. The walk score is only a two out of a hundred, so there's not a whole lot of amenities right there that you would walk to, but it is in close proximity to Kingsview Shopping Center and some other things right in the area as well so a short drive gets you to a lot of different things. So with that being said, the transit score is a 26 out of a hundred.
So once again, you do have to drive a little short distance to get to some of the things that you need. It's not one of those neighborhoods where you're going to be able to very easily walk to, let's say do grocery shopping, and it does have a bike score of 46 out of a hundred. There are some places for you to ride your bike, trailways and stuff like that to kind of get you around the neighborhood that you can ride on. There are some schools and stuff that are right in the area. You have Spark Matsunaga that's right there in the neighborhood, and you are sort of just down the street from Northwest High School. I would say always check out's MCPS' school assignment website. The MCPS school assignment website tells you basically what school your kids would go to. So check that out if you're looking or thinking about buying a house in that neighborhood.
