Moving to Maryland

So if you do not live in Maryland, but you're thinking about moving to Maryland, this video is for you. The rundown of this video is how I work with clients that are relocating or moving to the state of Maryland. Make sure you check out my YouTube channel. So that's a great resource for you when it comes to moving to Maryland, because I'll talk about some local areas, some different cities, and what the amenities, location, access, all those things are.

The city videos are just that.

Basically, I go through and I create videos talking about different things that make each city unique, talking about general location, access, transportation, all those different things are in those city videos.

There's also cost of living videos as well.

In there, we talk about what it costs to live in the area. So make sure you stick around to... They're usually on the tail end of the videos. Cost of living videos, they give you some information on location. And then also, they talk a lot about the cost of housing. But it's not just about housing. We also break down what the median incomes are for singles and also families. And we even touch on where are some places to work in the local area.

The neighborhood videos.

Now, these videos get a little more specific neighborhood to neighborhood. It'll talk about housing types. It'll talk about the last 12 months of the real estate market, different amenities within each neighborhood. And I also talked through the walk and bike scores and all that stuff.

What the process looks like.

But now that we got all that video stuff behind us, what I really want to talk about today is what the process looks like when it comes to relocating to the state of Maryland. So once you want to relocate, the first thing we're going to talk about is location, location, location. Where do you want to locate within the state? Because there is a bunch of different places. The state of Maryland seems like four different states all in the same space, if you will.

So as you come up with a location within the state of Maryland that you're looking to live in, then we're going to get a little specific on what your needs are versus what your wants are. So I send out a form that basically it's a buyer's quiz. You go through and you answer the questions in the quiz, and it gives me a lot of helpful feedback, but at the same point in time, it also allows you to sit there and think deeply about what you truly need versus what you want.

Once we pick a location, then we're going to start diving in, doing a deeper dive into the MLS and finding what properties are available. I will set this up so that you get emails directly to your email account however you like it, whichever time of day, whatever the case may be, if you want them every day, every other day, once a week, once a month. Whichever schedule you want to receive these emails on, you'll get them. But basically, it's an easy, no-brain kind of operation for you. So you just wake up or whatever. You look at your phone. You get a ding. You go through there, and you scroll through everything that just recently hit the market. So it's giving you the most up-to-date info that's out there on the MLS. So it's going to provide you with a lot of different options for you to look at.

Once we got the location pinned down, we've been looking through the MLS, now, it's time to start trimming things down. This is the beginning of the hard part, if you will. The way that I like to do it is get down to a top 10 list. Get yourself down to a top 10 list of the houses that you would like to potentially buy, and we rank those things from 1 to 10, right? One being the best, 10 being the not as best. Then we start right at the top. We take those first three properties, and we go and we'll do a tour of those.

Now, if you are still out of the area and you need me to go around and do a virtual tour, that is a possibility, whether it be something of a video chat, or if it is a video that I shoot and then send you a link to watch the walkthrough. Typically, what I'll do is I'll do these walkthroughs and I will talk through the video as if I'm talking with you, as we walk through the property, or on video chat, whatever works best for you. And if it's on video chat, we can talk back and forth. You can ask questions. I can answer in real time. The only issue that I've come into contact with when it comes to doing the virtual tours through a video chat is sometimes connection's not as great. Video gets grainy. It becomes a little harder to see from the buyer side of things. But I've also gone through and done plenty of those where it's gone off without a hitch, and it's been no issues.

Now, if we get to that point where we go through those top three and either (a) you don't like them as much in person, as you thought you were going to, or (b) you just didn't get the house, then we just jump down to the next three, and we start that same process over again, looking at those next three, touring those properties. And then if you see a house that you really, really, really fall in love with, then we can get into making an offer.

Even if you're out of the area, making an offer with all this technology has become extremely simple. Even if you are in the area, typically, I do most of my contract and paperwork signing via e-sign. So as long as you have access to your email account really, whether it's on your phone, on your computer, on your tablet, as long as you can get your email, you can e-sign for contract paperwork to buy a house.

Once we've crafted that beautiful offer and we'd get that thing under contract, even if you're not in the area, I can beat your boots on the ground and help with a lot of different things. So somebody's going to be needed to meet the home inspector and do a home inspection with them, walk around, let them in the building, all those things. I can handle that for you. Once again, if need be, if you want to be in there in real time, then we can do something of a video chat. If you happen to be out of the area and you need someone to facilitate, I can handle those as well.

Once we get through all those other steps, then we get to the closing portion. Now, this is where you are going to sign your life away and take ownership of this new property. If you are the buyer, typically, you need to be physically present for a closing, because they need wet signatures and all that stuff that they need for their compliance piece.

But if by chance you are across the country and you can't figure out a way to make it there for a settlement date, then there may be options based on who the title company utilizes, whether it's themselves or a third party. A lot of times, they can send a mobile closer out to you. So even if you live in Arizona and you're looking to close the deal in Rockville, Maryland, they can send out somebody that can come to wherever you are, whether it's home, your office, whatever works, they can send the closer to you and get everything legally signed, notarized and all that other stuff, so you can close on your property remotely. Typically, if that is the case, I need to know with as much lead time as possible so that I can try to schedule and set everything up with the title company.
