Today we are going to give you the monthly market update for February.
So as the new year started off, and we are now rolling into the beginning of February, the month of January was a slow one. There were 179 units that were listed in January. Of all those 179 listings, only one of them actually closed in January, and that sales price was $660,000. So as we're looking at the inventory from last month, the inventory for the month of January was 486 as we closed out the month, which put us just over two months of active inventory. So the inventory is still low, but it's climbing. The median list price was at $622,000, and there were six new units that went under contract in the month of January. And I know that doesn't sound like a whole lot, it's not a whole lot of activity, but you do have to realize that we're coming out of the holiday season.
It was a little slow this time around. People just bought a bunch of gifts for the holidays, so I'm not sure how much they had in budget for buying a house. As we get into some of the more localized numbers here, you're going to see that things are starting to become a little bit more interesting for those home buyers and sellers out there. So moving into the local numbers for some local areas this week. Germantown has seen the median housing prices be a just shy of $400,000. There were 49 actives on the market. The days on market was at 13, and there've been 14 new listings in the past five days. Now we look at Silver Spring, where the median price point is at $450,000. There are 187 active homes on the market as we currently sit. Median days on market were 27 and there were 40 new listings in the last five days.
The inventory is starting to pick back up. In some regards, Rockville and Gaithersburg, they started to look a little similar in terms of the price point, but then when it comes to days on market, that's where the huge divide sits. Median price point in Rockville was over $636,000. Rockville has 86 active listings this week. Median days on market is 28, and then there's 17 new actives on the market in the last five days. Compare that to Gaithersburg, where the median price point is sitting at $653,000. Active listings are sitting at 48, 20 days on market, 11 new listings in the last five days. There's not quite as much activity up in Clarksburg, but there only being two new listings in the last five days. The median price point is just shy as $660,000 though. There are 38 active listings. The median days on market sits at 57 right now.
Then we have Washington, DC. Washington, DC, those median price points are looking at $655,000. There's up over 1500 active listings in DC. 32 median days on market, and 190 new listings in the last five days. So right now the inventory in DC is really starting to pick up.
