Cost of living in Silver Spring, MD

Hey, make sure you read to the end where we talk a little bit about the real estate piece. I know that's what you really want. Today, we're talking about the cost of living in Silver Spring, Maryland. Check out the video too!

Silver Spring is an edge city of Washington, DC. There are 82,000 residents. It is the fourth most populous place in the state of Maryland and it is second most populous place in Montgomery County, just behind Germantown. Niche.com ranks them extremely high as well. Number two, when it comes to best suburbs for young professionals. Number five when it comes to most diverse suburbs to live in in the state of Maryland and also the number five most diverse suburbs. When it comes to transportation, the thing that makes Silver Spring extremely attractive to a lot of people is the access to the whole DMV area. You have the Capitol beltway, which is 495. You have the inner county connector. You got Georgia Ave that runs you all the way down into DC. Colesville Road and New Hampshire Ave also run right through. These are all major roadways to get you pretty much anywhere that you need to go north, south, east, west. Doesn't matter. They'll get you around, not just Silver Spring, but there're also pretty major roadways in there that'll get you around the whole area as well.

There is access to public transit here. You're going to have the MARC train. You're going to have the Metro Red Line. There is also the Metro bus and ride-on bus systems. The Silver Spring rail station is the busiest in the area. Another thing that attracts a lot of people to Silver Spring is working there. There are plenty of job opportunities and then you also get paid pretty well in Silver Spring. Median household income is up over $83,000, which is significantly higher than the national median. The median income for an individual is about $10,000 higher than the national average. Three of the biggest employers right in Silver Spring are going to be Deloitte, Discovery Communications and Holy Cross Hospital.

When it comes to shopping in Silver Spring, if we're talking groceries, there are plenty of spots in Silver Spring. You're going to find giant grocery stores, Safeway, Whole Foods, Snyder Superfoods. You're going to have plenty of variety and plenty of options when it comes to places to do your grocery shopping. Once again, I just grabbed a few to just throw out there. There are plenty more. When it comes to other needs, there's going to be plenty of other places to check out as well when it comes to shopping. You're going to have downtown Silver Spring and all that brings, which would include H&M, Loyalty Book Stores, Bank of America. There are a lot of different things to select from when it comes to retail shopping down there. Ellsworth Place is also going to have some retail shopping there with TJ Maxx, Marshall's, Footlocker. Woodmoor Shopping Center is going to have a UPS store, CVS, Kripps Jewelers for buying your significant other something special. I'm just saying.

When it comes to real estate in Silver Spring, it is more of an urban feel than some of the other places in some of the other videos that I've done. This is an edge city, so you are right on the edge of Washington, DC. You ride right down the road, Georgia Ave or Pickett Street, and you end up in Northwest DC. This is an urban area to live in. The median home value in Silver Spring is just about $517,000. That is roughly $300,000 above the national average. Living in the area, it ain't cheap. The median rent in Silver Spring is up over 1,600 bucks. The national meeting averages are looking more at just over a thousand dollars. Whether you're buying or you're renting, you're going to pay significantly higher than what the national averages are. It just is what it is in this area for the close proximity and school districts, and some of the other things that are really attractive features for a lot of people to move to the area. You pay for what you get and you get a whole lot here.

Speaking of a whole lot, property taxes. The county averages 0.94%, but as all averages goes, some are going to be higher and some are going to be lower. Make sure that you check with your local assessor per what the actual tax rate on your property that you're looking to buy is going to be. Always check first. If we take that average county tax rate of 0.94%, and we apply that to that $517,000 median home price, you're looking at just under $5,000 in property taxes per year.
