King Farm, Rockville
This week, we're talking about King Farm. If you're looking for a neighborhood that's right in Rockville, that's got easy access to both the Metro Red Line and then also getting around by car, I think you might want to check out King Farm.
The neighborhood of King Farm was established back in 1998. It consists of single family detached homes, as well as town homes and condos. The bedroom ranges are going to go from the studio apartment up to the six bedroom homes, and your bathrooms are going to range from one bathroom all the way up to seven in those big homes. Square footage is going to range from just about 700 square feet in some of those smaller condos and some stuff like that, all the way up to just about 5,400 square feet. So some pretty large homes here as well.
The real estate market in the last 12 months have seen homes listed from $250,000 all the way up to the mid sevens. The closed price ranges have gone from $330,000 all the way up over a million. And the median sales price sits right in that mid 600 range. There is an association here in King Farm. I have seen those association fees be as high as $600 per month. So any home that you're looking for in this area, you might want to check to see what your HOA fee is going to be.
One of the main reasons that people are attracted to King Farm is because of the amenities of the community. King Farm is going to have clubhouses. There's multiple pools, there's parks, there's basketball courts, there's tennis courts. There are walking trails, dog runs. There is a lot here. This is why a lot of people are attracted to King Farm.
King Farm Village Center is an outdoor walking shopping center. You're also going to have a Safeway, so you don't have to go far for groceries. King Farm is also located just off of 355, so you have that whole corridor for anything that you need in terms of shopping. There's some places to eat here, too. Fontina Grill. There's a Sushi Spot. King's Craft Beer, which they also serve wine, and it's a deli. So you can't beat that. Botanero, which has four and a half stars on Yelp for whatever that's worth.
As I said before, King Farm is a very popular community because of the amenities that it has. And with that, we talk about walk score. This is a huge amenity for a lot of people. So it is very walkable. The walk score is a 73. It also has an excellent transit score at 75, and I think that's got a lot to do with the Metro pretty much being just across the street from King Farm. So if you do use mass transit, you have the Red Line at Shady Grove Metro, which is pretty much right across the street. And as I said before, there are some biking trails around the neighborhood, so it is quite bike able. You can get to wherever you want right here in the community. And as I said, it's right off of 355. So if you wanted to hop on your bike and ride to wherever you got to go, you can. The bike score is a 69.
